At GTA Lands we are a small, family‑run real‑estate developer that focuses on thoughtful infill and green‑field projects across Southern Ontario. Our goal is simple: deliver practical, well‑designed spaces that raise the quality of life for residents and create lasting value for the towns and cities we work in. From adaptive re‑use of historic buildings to low‑impact rural subdivisions, every project is guided by three core principles—integrity, collaboration and long‑term stewardship.

Our Legacy

GTA Lands began with a single renovation in rural Ontario and has grown, step by step, into a portfolio that now includes mixed‑use infill sites in Sarnia, estate lots in Wainfleet, a 220‑acre master‑planned community in Port Hope (Osaca Hamlet) and an 11‑acre Regional‑Centre site in Pickering.
We still operate as a close‑knit family business: decisions are made around the kitchen table, capital is invested alongside partners, and our reputation is built project by project – never by volume.

In addition to these active files, we hold several other properties in our land‑bank – strategic sites we steward quietly until the timing is right for approvals or partnership. This patient approach lets us move quickly when market or policy windows open.

Forward-Thinking Vision

We plan for the next generation, not just the next quarter. That means:

  • pursuing communal servicing and low‑carbon infrastructure where it makes sense

  • exploring factory‑built, high‑performance homes to speed delivery and cut energy use

  • integrating pollinator corridors, dark‑sky lighting and EV readiness into every new subdivision

  • aligning densities with provincial and federal attainable‑housing targets while keeping neighbourhood character front and centre

Integrated Services – Development & Lending

Through our sister platform Lending Leaf, we also provide private mortgage financing secured by first‑ and second‑position real‑estate assets. Investors in the fund earn 8 – 11 % target returns while borrowers gain flexible, relationship‑based capital for construction, bridge or value‑add projects. The lending arm complements our development work, giving us – and our partners – another tool to turn under‑utilised property into productive, community‑minded assets.
