Our Story

From a single renovation to a multi-asset platform.

GTA Lands began with a single renovation in rural Ontario. Today, the portfolio includes mixed-use infill sites in Sarnia, estate lots in Wainfleet, a 220-acre master-planned community in Port Hope, and an 11-acre Regional Centre site in Pickering.

We still operate as a close-knit family business. Decisions are made around the kitchen table, capital is invested alongside our partners, and our reputation is built project by project, never by volume.

Beyond active files, we hold several other properties in our land-bank — strategic sites we steward quietly until the timing is right for approvals or partnership.

GTA Lands is led by a father-and-son team who underwrite, develop, and lend with their own capital alongside their partners.

Founder & CEO

Rakesh Gupta

A second-generation developer, Rakesh Gupta grew up on construction sites alongside his father in India and has spent more than 40 years turning under-utilised property into lasting value.

He launched and later sold a successful IT-consulting firm before immigrating to Canada, where he built a career in the financial sector and ultimately transitioned full-time into real estate investing and development.

Today Rakesh oversees a $15 million private-lending portfolio and has directed $150 million-plus in real estate transactions across Canada and the United States. Family remains his north star, and his low-stress, relationship-first approach guides every project and partnership.

Mohit Gupta

With 12 years in real estate and finance, Mohit Gupta steers GTA Lands' day-to-day development program. After assignments in corporate finance and analytics, he returned to the family firm to translate boardroom strategy into shovels-in-the-ground delivery.

Mohit's combination of disciplined underwriting and hands-on site management bridges GTA Lands' capital strategy with its construction agenda — delivering projects that perform for investors and add tangible value to the communities they serve.

Project Lead — SCITS Redevelopment, Sarnia

Oversees a multi-million-dollar master plan that converts a 9.4-acre institutional campus into 235 new residential units while repurposing a landmark 140,000 sq ft, century-old building for modern uses. Coordinates municipal staff, provincial ministries, heritage consultants and community stakeholders to keep approvals and construction on track.

Subdivision Lead — Niagara Region

Guides the planning and engineering of a green-field subdivision, shepherding everything from draft-plan submissions to servicing strategies and public meetings.

Private-Mortgage Portfolio

Manages the legal and compliance work behind GTA Lands' private-financing arm, ensuring investors receive collateral-backed returns and borrowers secure timely, flexible capital.
